  • Before you sign: Ensure the rent, utilities, maintenance fees (Gwallibi), and lease dates are crystal clear. If your Korean is shaky, do not sign alone. Bring a friend or ask for a translated version.

    Photos are filtered, reality isn't. When you visit:

  • Blast the water: Check the pressure and drainage.
  • Look up & down: Check for mold behind the bed or water stains on the ceiling.
  • Document everything: Take a video of every scratch or crack before you move in so they don't charge you later!
  • ๐Ÿ’ฐ 4. Lockdown Your Deposit

    In Korea, your deposit (Bojeunggeum) is sacred. Protect it like your life depends on it:

  • Check the Registry (Deunggi-bu Deungbon): Verify the person signing the contract actually owns the building.
  • Get the "Hwakjeong-ilja": Once you sign, go straight to the local community center (Dong-sumuso) to get an official date stamp on your lease. This legally protects your money if the building has financial issues.
  • No Cash: If you have no other way and itโ€™s your choice it can happen that you give your deposit in cash to the owner. But if they force you to give it in cash it could be suspicious. Always prefer bank transfers when possible. If thereโ€™s no digital trail, it can be hard to prove you gave it to them. Make sure the right amount is also written on the contract.
